Project Management

Romanazzi Design goes beyond functional design and space planning and brings an understanding of technical issues whilst keeping in mind aesthetic criteria in order to create spaces which are very specific to individual situations and positively influence lifestyles.

Romanazzi Design oversees the development of construction documents, occupancy loads, healthcare regulations and sustainable design principles, as well as the management and coordination of professional services including mechanical, electrical, plumbing. This ensures that people can live, learn or work in a safe and functional environment that is additionally aesthetically pleasing and brings a sense of wellbeing.

Proposals and bids from outside subcontractors are reviewed prior to the building phase and operations with field personnel are coordinated.

Once in the field, site inspections of the contractor’s work are conducted and Romanazzi Design also ensures contractor’s performance adheres to the client’s contract specifications and authorizes approval for their payment.

Tailor Design Briefing

The client’s requirements and expectations are always at the heart of Romanazzi Design’s practice. Each design project is developed in full consultation with the client to clearly outline deliverables and scope of the project, including products or works (function and aesthetics), timing and budget. This involves not only fully understanding who the clients are and their wants and dreams; but also a deep understanding of the details of the property (neighborhood, architectural style and history, age of the property, crucial renovation requirements, areas to be prioritized, etc.)

This ensures Romanazzi Design has a clear scope for the job to be carried out and a definite idea of the client's end objectives. Romanazzi Design maintains an honest and transparent dialogue regarding budgets and timeline in order to establish common ground and a proper schedule to attain project goals.

FF&E FF&E and OS&E Specification and Procurement

Furniture, fixtures and equipment (FF&E) refers to a wide assortment of products that includes systems furniture, loose furniture, artwork, accessories, signage, planters, window coverings and other equipment that have no permanent connection to the structure of a building or utilities.

Besides aesthetics, FF&E involves considerable technical and legal issues such as specifications that should be durable, functional and meet the sustainability, budgetary and safety needs of the project.

The process begins with detailed research which leads to the selection of the right pieces and the creation of a mock-up. Once approval is received, the pieces will be specified and a purchase order will be placed on the client’s behalf. Once this stage is completed Romanazzi Design is responsible for monitoring the production, lead time and shipment of the pieces ordered. At the final stage Romanazzi Design carries out a preliminary inspection and manages the installation of the full FF&E.

OS&E stands for Operating Supplies and Equipment and refers mainly to accessories. Many of Romanazzi Design’s OS&E projects come as an extension of the FF&E procurement. This stage is adding that extra touch to the interiors already designed organically with the client.

The Romanazzi Design art team facilitates the procurement, framing and installation of all genres and scales of fine and decorative art. This includes unique investment paintings or reproduction prints, outdoor sculptures and table-top design objects, extensively and carefully researched and sourced from numerous galleries, art fairs, print houses and artists to present options best suited to each client. Romanazzi Design also develops bespoke art concepts with an in-house design team.
